The professionally trained staff at MPBD would like to thank you for choosing us as your home builder.
This is to serve as a navigation aide to assist you by answering questions that you may have regarding the process of building a new home. The following steps need to be completed in order to get your home designed, approved, financed, ordered, site work completed, and you in your beautiful new home.
Here are the steps:
1. Meet and Greet. It is important that you feel comfortable working with us and can put a face with the name. We want to acknowledge you as an important customer and thank you for this opportunity before we begin the process of building your home.
2. Develop a relationship with you so the home we build for you will meet your individual expectations. In this stage, we will ask you questions that are designed to gain further insight into your wants and needs so we can develop a clear understanding of how you want your home to function. In this stage we will also request that you fill out a pre-approval form from Ritz-Finance or our local professionals at another preferred lender. Your bank is accepted as well. The preferred lenders are familiar with the system built home lending process and may take less processing time.
3. Decide on construction protocol; you have two options. (1) Purchase the home only and handle all of the build-outs, city hook ups, etc. yourself (we design, order and set your home on your foundation and finish the interior set according to contract standard), or (2) We can manage the entire building process for you. This includes on-site built custom homes.
4. Design and finalize the floor plan on our 3D CAD Design System. We invest considerable time in the detail pricing and design phase of the process and require a small non-refundable deposit that will be credited toward your final contract cost. This design process allows us to more precisely price your home which is an added benefit to both you as the customer and us as the builder. This allows you to gain a 3D perspective of your home. Want to know what your kitchen looks like? Now we are able to generate a life like view of your kitchen, master bath and a wonderful overhead view of the home.
5. Sign a Purchase Agreement. Send 3D CAD floor plan from MPBD along with a small fee (taken from the already paid non-refundable deposit by the customer) to Ritz-Craft Homes to have the blueprints redesigned by the engineer and approved for construction. This is the most important stage of the process. This is when you will be required to execute a purchase agreement. The bank or mortgage company requires three things from both parties involved. 1) The Purchase Agreement; 2) The blueprints of the home; and 3) Specifications of the home. The bank needs them to determine the loan amount, and the floor plan and specs are for the appraiser.
6. Scheduling home for production after financing has been approved. This occurs after the financing has been approved by the bank or mortgage company. We require 10% of the purchase price of the home, which generally comes from the bank, when we schedule your home for production. Proceeds are sent to Ritz-Craft Homes so they can start ordering building materials needed to construct your home.
7. Building permits are obtained in order to start clearing the land and preparing the foundation.
8. An approved draw schedule is followed, starting when the delivery date is set, through till completion. This typically is within a few weeks of the production scheduling so that land clearing and the foundation are worked. The home is delivered, set and finished, and a walk through is performed prior to taking over ownership of the home.
9. Remaining balance due when walk through items are signed off, final numbers are calculated and MPBD is paid in full (the remaining 10% balance, minus the deposit paid up front). MPBD will provide you with the keys to your beautiful new home.
